How to Buy Land in Nigeria When You Live Abroad

Living in the UK, USA, Canada or elsewhere does not stop you from securing land in Nigeria. Here is a practical, step-by-step guide for diaspora buyers.

Millions of Nigerians living abroad want to invest in land back home — but many are held back by concerns about distance, fraud, and not knowing who to trust. This guide walks you through the process.

The Challenges

**Distance** — You cannot easily inspect the land yourself before purchasing. **Trust** — The Nigerian property market has well-known risks, including fraudulent sellers and questionable documents. **Documentation** — Power of attorney, document signing, and registration need to be handled carefully from abroad. **Payment** — Transferring money internationally for a property transaction requires care.

The Step-by-Step Process

**Step 1: Research the Estate** Only buy from established, reputable estate developers with verified title documents. Ask for the C of O, survey plan, and approved layout. A legitimate company will have no problem sharing these.

**Step 2: Request a Virtual Inspection** Most reputable estate companies now offer video walkthroughs, drone footage, and live virtual inspections via WhatsApp or video call. This gives you a real look at the estate before you commit.

**Step 3: Engage a Property Lawyer** Hire a Nigerian property lawyer (you can do this remotely) to conduct due diligence on the title documents and review the purchase agreement before you pay anything.

**Step 4: Power of Attorney** If you cannot travel to complete the purchase in person, you can grant a trusted representative (or your lawyer) a Power of Attorney to sign documents on your behalf. This must be properly executed and notarised.

**Step 5: Payment** Transfer funds directly to the company's official account via international bank transfer. Never pay via Western Union, MoneyGram, or informal channels. Request an official receipt for every payment.

**Step 6: Document Registration** Your lawyer should ensure that the Deed of Assignment is registered at the land registry and that the Governor's Consent is obtained after purchase.
